Search demand is valuable only when it matches what your agents can sell. A campaign can generate enquiries every day while missing the right property requirement, budget or buying stage. Effective real estate search marketing connects demand to available inventory and a relevant conversation.

Different searches represent different sales opportunities

Someone searching for a particular project has a different starting point from someone comparing areas. Build the campaign plan around those differences. Sending both to a vague company page makes it harder to understand what they want and why they should enquire.

Keep rentals, purchases and recruitment separate when they are different business activities. A broad property message can attract all three. The right structure depends on your inventory and budget, but your team should be able to explain the purpose of each campaign.

A relevant keyword does not guarantee a relevant enquiry

Google’s search terms report shows reported searches that triggered ads. Review it for mismatches such as a property type, location or service you do not offer. It is a useful diagnostic tool, not a complete record of every individual query.

Use negative keywords carefully. Excluding an irrelevant phrase can prevent wasted traffic, but an overly broad exclusion can block useful demand. Keep a short reason for each meaningful change so another person can understand the decision later.

The advert creates an expectation the page must meet

If the advert discusses a specific project or property requirement, the page should acknowledge it immediately. Give enough approved price and location context for the visitor to decide whether a conversation is worthwhile. Do not make them submit just to discover a basic mismatch.

A mobile visitor should be able to identify the offer, understand what happens next and complete the form without fighting the layout. Test the phone field, keyboard behaviour and success message. A beautiful desktop page does not prove that mobile enquiries work.

The result becomes clearer when sales responds

Store the campaign context with the enquiry and agree how sales records the outcome. A form completion is different from an answered call, a qualified requirement and a booked viewing. Keep these stages separate in reports.

Review the same cohort long enough for follow-up to happen. Comparing yesterday’s uncontacted leads with last month’s fully worked leads can create a misleading picture. Where possible, make campaign decisions using comparable lead ages and consistent definitions.

The right agency looks beyond the keyword list

If searches are irrelevant, review the targeting and exclusions. If searches fit but enquiries do not, inspect the offer, page and questions. If enquiries fit but nobody contacts them, address handover before rewriting every advert.

PropLaunch connects search campaigns with the landing experience and the feedback from your agents. If the clicks look relevant but the conversations do not, that is the gap we can help you investigate.
