Choose a real estate marketing company by how it defines and measures a qualified buyer, not just how many leads it promises. Ask how buyer strategy, creative, media, landing pages and sales feedback will work together for your particular inventory.

The report looks good. Your agents disagree.

You paid for a campaign. The report shows enquiries and a lower cost per lead. Your agents tell a different story: no answer, wrong budget, wrong location, no plan to buy. Before appointing another agency, get specific about which of those problems you need it to solve.

A real estate digital marketing company should be able to discuss your available units, starting prices, buyer requirements and sales process before recommending a channel or a monthly lead target. If the conversation starts and ends with cheap leads, the same disagreement may follow you into the next campaign.

Ask what counts as a qualified enquiry

Agree on a written definition before the campaign starts. “Interested in property” is too broad to help an agent decide who to call first. Qualification should reflect the property you can actually offer and the next step your sales team can reasonably take.

  • Budget: can the buyer afford the relevant inventory and payment structure?
  • Requirement: does the location, property type and intended use fit?
  • Intent: is there a credible buying timeframe and a next step?
  • Contactability: can sales reach the person and confirm the information?

Compare the work, not just the retainer

Ask what is included in the fee and what is billed separately. Creative production, translations, landing pages, CRM work and ongoing optimisation can change the real cost of a proposal. Separate the agency fee from the money spent on advertising.

A useful proposal explains the initial buyer hypothesis, what will be tested, who approves content, how quickly changes can happen and how sales feedback reaches the campaign team. It should also say what happens when the first approach fails.

Get clear on ownership and visibility

Your business should know who controls its advertising accounts, website, landing pages and campaign data. Ask how access is granted, how leads reach your CRM and what you can retain if the relationship ends.

Reporting should connect media activity with sales outcomes where those outcomes are available. Cost per lead is useful, but so are contact rate, qualification rate, booked viewings and the reasons enquiries are rejected. Agree on the definitions and reporting period so the numbers can be compared fairly.

Ask for a relevant case-study walkthrough

A campaign for an overseas investor is not automatically a useful comparison for a local end-user launch. Ask about the audience, property, language, channels and qualification process behind the result.

Request the starting problem, changes made and reporting limitations. A percentage without its definition, denominator or timeframe is difficult to assess. PropLaunch shares relevant real estate campaign examples on a call so we can explain the context rather than publish isolated results.

What does PropLaunch do?
