A developer’s launch marketing plan should define the buyer, the property message, the enquiry journey and the sales handover before media starts. The budget needs a testing plan and a shared definition of a qualified lead, not only a launch-day spending schedule.
Start with the inventory and the buyer
The same development may contain units that suit different buyers. Before briefing a real estate marketing company, document what is available, the approved starting prices, payment structure and project information that can be used publicly.
Then decide which buyers the first campaign should prioritise. Budget, intended use, location preferences and timeframe matter. An audience description such as “people interested in property” leaves too much for the media team to guess.
Build the message before allocating the full budget
Identify what the buyer needs to understand to take the next step. The answer may be the layout, location, payment structure or a specific use case. Avoid trying to fit every selling point into every advert.
Prepare a small set of distinct messages and creative formats. Each should have a clear hypothesis about who it will attract and why. Separate approved project facts from predictions or assumptions, and keep sales materials consistent with the campaign.
Plan the landing experience and follow-up together
The page or lead form should carry the promise made in the advert. Make the relevant project details easy to find, explain the next step and ask only for information that helps your team respond.
Before launch, send a test enquiry through the complete journey. Confirm that the correct person receives it, the contact details are usable, the campaign source is recorded and the buyer receives the expected acknowledgement. A successful form message alone does not prove the sales team got the enquiry.
Separate media spend from delivery costs
Your plan should show advertising spend separately from agency fees, creative production, localisation and any landing-page or CRM work. Ask what is included and what changes if additional markets or languages are added.
PropLaunch works with monthly media budgets from AED 20,000. The appropriate allocation depends on the project and scope; we do not use that figure as a guarantee of a particular lead count or sales result. Agree when performance will be reviewed and what evidence would justify increasing spend.
Give sales a role in optimisation
Agree who will review lead quality and how agents will record outcomes. Marketing needs more than a message saying the leads are weak. It needs to know whether the problem is budget, requirement, intent, contactability or the follow-up itself.
- Before launch: approve the buyer definition, messages, tracking and handover.
- During the first review: inspect enquiries and rejection reasons alongside media metrics.
- Before scaling: check whether the enquiries fit and whether sales can handle the volume.
- After changes: compare consistent reporting periods and qualification definitions.
A launch plan should support the next sales conversation
Attention matters, but the useful outcome is an enquiry your team understands and can follow up. The campaign, content and sales process need to agree on who that person is.
